Budgets take time for any Condo and HOA Community, each year many of the services paid for by these associations come under review at budget season. While its nice to think about cost savings we feel it is much more important to look at workmanship, licensing, scope of work and then Costs. 1) An automatic renewal clause. While it’s ok for an agreement to continue on a month to month basis it’s wrong to saddle future board with an obligation to track and cancel an agreement on a certain date or between certain dates to keep it from automatically being extended for an additional term.
2) A right of first refusal. This allows an existing vendor to match the price and terms of any new vendor proposal and thereby force the association to keep them. Most often an association gets proposals from new contractors because they are unhappy with more than the price and terms and giving a vendor a right to stay because they agree to match price and terms, does not solve the problem and can only lead to litigation.
3) Contracts with unnecessarily long terms. While a vendor that has upfront cost for things like equipment like a laundry vendor bringing in new equipment who needs to recover the equipment cost agreement terms should be kept as short as possible. Five years might be ok for the laundry contract but would not be for a landscaping contract in this case a one year term would long enough.
4) Cancellation only for “cause” clause. Proving cause only makes the lawyers richer and can be hard to do. The best solution is to build in a “cause free” ability to cancel with a 30-day notice.

The Corona pandemic has shaken up the fitness industry. Instead of the motto “higher, faster, further”, the future will see more health orientation, holistic offers and specialization in particular clientele such as risk groups. We present the seven most important fitness trends for the year 2021.
Fitness studios in Germany are in the middle of their second shutdown in the Corona year 2020, which has complex consequences – on the one hand, many fitness center operators fear for their existence with a cumulative loss for the industry of 460 million euros per lockdown month. On the other hand, many users (forcibly) reorient themselves and discover app and video training at home.
“The uncertainty in the industry is great. Many studios will not survive if the lockdown lasts much longer,” says Ralph Scholz. The head of the German Industry Association for Fitness and Health (DIFG) hopes that the fitness studios will be able to open again in January 2021 – that’s when most new members usually sign up with the Christmas kilos on their ribs.
The pandemic will massively change the fitness economy. This makes it all the more important for all players to set the right course for the future. These are the most important fitness trends identified for the year 2021.
Many people stay in shape during the lockdown period with running, walking, fitness exercises on their own or free digital services. Of these, a proud number of 73 percent intend to maintain this alternative training in the future. Although most fitness enthusiasts want to go back to the gym in the future, they place the condition that training is not associated with the risk of corona infection.
“The survey has shown that many people are concerned about having the highest possible standard of protection. It must therefore be in the studios’ own interest to ensure exactly that,” says Ralph Scholz in the ISPO interview. So the basic condition for studio operators in 2021 is to win back the confidence of fitness fans.
Over one million of the 11.6 million members in Germany in 2019 have quit their membership so far.
In the era of closed fitness studios, most sports and fitness fans have turned to online offers. Apps such as Freeletics, which use artificial intelligence (AI) to compile individual training offers for users, are particularly popular. “The main benefits for users are access to training planning, monitoring and even motivation at a fraction of the current cost, which means that many more people can be reached than ever before,” says Simon Alger, Lead Data Scientist at Freeletics, in an interview with ISPO.
Another example of the new digital trend: With the so-called peloton bike – a spinning bike with which you can connect with spinning fans around the world via the Internet – you can do your cardio training, for example, in virtual competition with many like-minded people around the globe.
The topic of outdoor fitness is gaining in importance precisely because of Corona: intensive training in particular is much less dangerous outside than indoors because of the draught. Fitness studios should therefore move more and more equipment and activities outside. This creates more safety for the users.
The experience of a pandemic, which is unique for everyone, has brought the topic of health into focus for many people much more than before. In principle, this is good for the fitness industry. Fitness strengthens the immune system. In fact it also needs the right and safe offers to do so.
Whether it’s in media use, buying behavior or travel: individualization is advancing in all areas of life. This also applies, of course, to the fitness wishes of the clientele. Whether Beer Yoga, fastest possible self-optimization through high intensity training or the new workout trend Glide Fit: differentiated and target group-oriented training is mandatory.
All-round fitness studios will continue to exist. Nevertheless boutique and micro studios with tailor-made offers are attracting more and more customers. In these difficult times, specialisation can also be financially attractive for fitness studios. Scholz: “The interesting thing is that the more special you are, the more money you can demand from customers.”
For corona risk groups and senior citizens, health and fitness are just as important as for the rest of the population. This makes seniors a core target group that must be wooed with special offers and training opportunities. This can range from individual training sessions or workouts in small training groups to special premises and digital offers for risk-free training at home.
The trend towards topics such as yoga, mental training or Pilates already existed before Corona. But it has been intensified by the pandemic. More and more people want to combine physical training with mental relaxation.
This desire is triggered not only by job-related stress, also by the strenuous homeschooling with children or financial and health fears in connection with the pandemic. “We must therefore also strengthen the sport psychological level in our offers”, demands Ralph Scholz.
Rather go to the gym to train on workout devices or jog outside? For many fitness freaks this used to be a real question of faith. The Corona period, including the closure of the studios, has accelerated the resolution of this either/or situation. Many equipment fans move to alternative indoor and outdoor offers, apps included.
“In the perception of the end consumer, this belongs together, if only because of the many new apps and wearables. That is why it is also important to develop holistic offers. In a sense, the gym is the pilot in this process,” says Scholz.

New York may be a long way from Miami, but Miami is deep into its Phase Two reopening and it can provide some lessons for building managers in the New York area who are eager to open up their amenities to residents.
On June 8, Miami-Dade County allowed fitness centers/gyms to reopen. A look at how one building reopened can provide valuable lessons. The Continuum is a 523-unit luxury condominium in South Beach managed by Marquis Association Management, and it is using a suite of products from BuildingLink to keep residents safe and reduce liability.
A fitness center or gym is by far the most difficult common-area amenity to reopen. No other amenity involves so much physical contact – and so much respiratory risk. The Continuum board wanted to ensure that the property reopened in a way that prioritized the comfort and safety of residents while keeping them informed of new policies.
“It’s a big moment for us, but we prepared properly and are ready for the residents to utilize the fitness center again” says Alex Varona, resort manager at the Continuum. It took a lot of work and planning.”
According to local regulations, fitness centers can operate at 75% of normal capacity with a minimum social distancing of 10 feet. It must also be cleaned and disinfected regularly. The Continuum’s fitness center spans three floors. Eighty is the normal occupancy level, but that has been reduced to 20 people. Many new programs and policies were put into place for safety. Equipment and soft goods, such as yoga mats, have been removed. Spacing between machines has been increased. Barriers were added. Drinking fountains were turned off and replaced by free bottled water.
In addition, as an advanced user of BuildingLink , The Continuum utilized existing BuildingLink features as well as new sensors from the Aware by BuildingLink team. The challenge: the gym ad to operate at less than full capacity while contending with pent-up demand for use. The solution was to configure the BuildingLink Amenity Reservations module to allow residents to make reservations for one-and-a-half hour workout slots. The 30 minutes at the end of each workout was reserved for the fitness center staff to clean the equipment and common areas.
“The system allows us the flexibility to change as needed in order to accommodate the rules and regulations being enacted by our local officials” says Ena Rivera, general manager of the Sporting Club and Spa at the Continuum.
It doesn’t stop there. As members enter the facility at their reserved times, they must first pass an automated health-check kiosk to take their temperature and verify that they are wearing a face mask. After that, they are welcomed by a message from the BuildingLink NetVoice Annunciator product. NetVoice is a network-connected speaker that is connected to a public address system to send scheduled and on-demand vocal notifications to residents. NetVoice also reminds the resident when it is almost time to leave, saying: “Dear residents, thank you very much for visiting us today. We hope you enjoyed your time in the Sporting Club. We kindly ask that you finish your workout in the next 10 minutes so that our team can clean and sanitize for the next group. We look forward to seeing you again soon.”
“The residents prefer to have the automated system reinforcing the rules and informing them of the gym schedule. It is less intrusive than having a person walk around and remind them,” explains Varona.
After residents depart, the cleaning crew begins its work. As the crew moves from one location to another, it uses the Aware button logging system to indicate which areas have been thoroughly cleaned and disinfected. BuildingLink tracks this data for both residents and managers. Residents can see the data on their BuildingLink app or upon entering the gym, giving them additional peace of mind that the equipment is clean. Managers now have a log that the cleaning policy was enforced, thereby reducing potential liability if someone gets infected.
“The residents have been very supportive,” observes Rivera. “They all understand the situation. And they are excited to be able to get back into the gym. But they still want to protect themselves. BuildingLink’s tools and our policies have allowed them to feel comfortable and confident.”
