Proposals from Vendors for the yearly budgets, here are some of the things to consider

As Board Members are asking for Proposals from Vendors for the yearly budgets, here are some of the things to consider.

BY ROYALE MANAGEMENT

Budgets take time for any Condo and HOA Community, each year many of the services paid for by these associations come under review at budget season. While its nice to think about cost savings we feel it is much more important to look at workmanship, licensing, scope of work and then Costs. SFPMA and our Members are here for every community, on our Directory finding everything from Services to the businesses that keep your operations up and running to the Legal Experts safely protecting Condo and HOA’s from disputes and Litigation.

Search our members directory, Find a Company Ask for and  Request an RFP – Request for Proposal for your buildings Budget.

HERE IS A LIST OF THINGS NO VENDOR CONTRACT SHOULD CONTAIN:

1) An automatic renewal clause. While it’s ok for an agreement to continue on a month to month basis it’s wrong to saddle future board with an obligation to track and cancel an agreement on a certain date or between certain dates to keep it from automatically being extended for an additional term.

2) A right of first refusal. This allows an existing vendor to match the price and terms of any new vendor proposal and thereby force the association to keep them. Most often an association gets proposals from new contractors because they are unhappy with more than the price and terms and giving a vendor a right to stay because they agree to match price and terms, does not solve the problem and can only lead to litigation.

3) Contracts with unnecessarily long terms. While a vendor that has upfront cost for things like equipment like a laundry vendor bringing in new equipment who needs to recover the equipment cost agreement terms should be kept as short as possible. Five years might be ok for the laundry contract but would not be for a landscaping contract in this case a one year term would long enough.

4) Cancellation only for “cause” clause. Proving cause only makes the lawyers richer and can be hard to do. The best solution is to build in a “cause free” ability to cancel with a 30-day notice.

Brighten Your Business: How Commercial LED Lighting Boosts Productivity and Sales

The lighting in your business space does more than just brighten up the area; it can have a profound impact on productivity and sales. As businesses strive to create optimal working environments and enticing shopping experiences, commercial LED lighting has emerged as a game-changer. In this blog, we’ll explore the powerful ways in which LED lighting can elevate your business, enhancing both productivity among your employees and customer satisfaction, ultimately leading to increased sales.

A well-lit workspace is vital for employee productivity and well-being. Studies have consistently shown that commercial LED lighting can positively influence concentration, focus, and overall mood among workers. The bright, uniform illumination provided by LEDs reduces eye strain and fatigue, leading to improved performance and reduced errors. With LEDs, your team will feel more comfortable and motivated, leading to increased efficiency and productivity that directly impacts your business’s bottom line.

  • Focused Lighting Solutions:

One of the key advantages of commercial LED lighting is its versatility. LED technology allows for focused lighting solutions, meaning you can highlight specific areas or products in retail spaces. Whether it’s accentuating merchandise in a store or illuminating important workstations in an office, LEDs provide the flexibility needed to create the perfect ambiance for each section of your business. By directing attention to critical areas, you can guide customers to key products, driving sales and optimizing their overall shopping experience.

  • Vibrant and Inviting Spaces:

First impressions matter, and your business’s lighting sets the tone for customers’ overall experience. Commercial LED lighting offers a range of color temperatures and intensity levels that can be tailored to match your brand’s personality and image. Whether you want to create a warm and welcoming atmosphere in a restaurant or a bright and energetic vibe in a retail store, LED lighting can be customized to suit your specific needs. A vibrant and inviting space will leave a lasting impression on customers, encouraging them to return and recommend your business to others.

  • Energy Efficiency and Cost Savings:

Beyond boosting productivity and sales, commercial LED lighting also presents significant cost-saving opportunities. LEDs are known for their energy efficiency, consuming up to 75% less energy than traditional incandescent bulbs. This reduction in energy usage translates to lower electricity bills, freeing up financial resources that can be reinvested in other aspects of your business. Additionally, LEDs have a longer lifespan, reducing the need for frequent replacements and maintenance costs.

As you strive to create a thriving business environment, don’t overlook the power of commercial LED lighting. The benefits extend far beyond just lighting up your space; they enhance productivity, elevate customer experiences, and contribute to cost savings. Embrace the versatility and efficiency of commercial LED lighting to brighten your business, boost employee morale, and entice customers into a captivating shopping journey. With the right lighting strategy, your business will shine brightly and enjoy the rewards of increased productivity and sales.

How to Reduce Commercial Energy Usage

These recent days, we are going through some real problems such as an increase in energy usage. Also, when it comes to solving these problems, people cannot really think of the solutions. Hence, we are here to provide the solutions on How to Reduce Commercial Energy Usage.

Thus, here are some tips to reduce energy usage:

Equipment functioning should be checked

The equipment functioning should be regularly checked now and then. There should be a proper check of the equipment, and even it should be double-checked. This can also lead to the improvement of the equipment in commercial settings.

Increase in Usage Air Compressors

Air compressors are one of the best solutions to reduce energy reduction. The drive motor is the main element of the air compressor. And, the latest systems allow for these drives to use a change in frequency that reduces the power that the drive is requesting (depending on load).

Plant and Trees Outside Your Commercial Property

Plants and trees must be planted on the south and east sides of your commercial building. These plants and trees will provide proper shade in the summer, which leads to a reduction in the cooling load, and will allow sunlight to enter your building in the winter, reducing the heating load as well.

Update the Regular Lighting to Modern Technology Lighting

If you have old and outdated lighting LED lighting can make a quick, moving impact on your energy consumption. Converting your old lighting to LED lighting may result in a decrease of up to 60% of the electrical costs of your daily lighting energy consumption.  LED lighting also has some additional benefits such as less heat generation that results in reducing your air conditioning load as well as reducing your maintenance costs as well.

Install Energy Effective Practices

Getting your employees to participate in energy-saving rituals is an effective way to help decrease energy expenses. You can also create incentives or competitions to check how low a commercial property can get their average energy to spend per month is quite an innovative way to boost employees toward saving energy.

Conclusion

Hence, these were some of the tips on How to Reduce Commercial Energy Usage and specifically when you can just change certain lifestyle habits. Thus, you can just introduce these tips as rituals in your commercial property to reduce energy usages very effectively.
