11 Questions to Ask Before Hiring a Public Adjuster in South Florida by Stellar Adjusting

11 Questions to Ask Before Hiring a Public Adjuster in South Florida by Stellar Adjusting

  • Comments: Comments Off on 11 Questions to Ask Before Hiring a Public Adjuster in South Florida by Stellar Adjusting

If you’re hiring a public adjuster, it’s important to keep in mind that this person is going to be working for you. You’re the boss, so you’ve got to think like a boss. That means interviewing them and asking the right questions. We’ve listed eleven questions that you should ask any public adjuster before you make the hire.

WHY HIRE A PUBLIC ADJUSTER?

hiring a public adjusterBefore we talk about how to hire a public adjuster, let’s talk for a second about why you would want to hire one in the first place. The short answer is that you hopefully will never need to hire one. However, if your home or business is damaged, you’ll need to fire an insurance claim, which means providing the insurance company with an estimate of the damages. If the claim is very large, or if the insurance company thinks they can get away with paying less, they will send an insurance adjuster to draw up their own estimate.

When this happens, you have a few options. You can accept the insurance company’s offer, you can sue the insurance company, or you can hire a public adjuster to make a counteroffer. Accepting the company’s offer isn’t always the best idea. In some cases, you may be asked to settle for far less than the actual cost of damages. However, suing the insurance company can get expensive. They have teams of corporate lawyers, and you’ll end up spending a lot of money on your own legal case. Meanwhile, you’ll receive no funds during the legal process, so you’ll have to repair your home or business and pay your lawyer out of pocket.

A public insurance adjuster offers a great compromise. They can get you a better settlement, and you won’t have to pay out of pocket. For more information, read our guide on when to contact a Florida public adjuster.

1. HOW LONG HAVE THEY BEEN IN BUSINESS?

There’s nothing wrong with being new to the business. Even the biggest, most prestigious firms once started as a single adjuster opening their own small business. But if someone is just starting out in their own business, you’d expect them to have previous experience working for another firm. If they haven’t, steer clear.

2. ARE THEY PART OF A TEAM?

A single public adjuster, even a very well-qualified one, can only be so knowledgeable. A team of adjusters can pool their knowledge and help each other out, leading to better results for their clients.

3. ARE THEY LICENSED IN FLORIDA?

If you’re in another state, this applies to your state as well. An unlicensed public adjuster isn’t just breaking the law by practicing without a license. They can also put you at risk, since there’s no guarantee that they’re even competent.

4. DO THEY HAVE EXPERIENCE WITH CLAIMS LIKE YOURS?

For any qualified public adjuster, south Florida hurricanes should be par for the course. But if you’re dealing with an unusual claim – for example, if a car ran off the road and into your living room – you’ll want to know that your public adjuster is qualified to deal with your claim’s quirkier aspects.

5. HOW DO THEY GET PAID?

A public insurance adjuster should only get paid when you get paid, taking a percentage of your claim. If your adjuster is asking for an up-front fee, don’t do business with them. What they’re doing is unethical.

6. DO THEY HAVE EXPERIENCE DEALING WITH MORTGAGE LENDERS?

Depending on your situation, you may still owe money to a mortgage lender, and they’re most likely not going to be patient with you while the insurance company handles your claim. An experienced public adjuster can oftentimes serve as an intermediary to help you deal with your mortgage lender’s demands.

7. WHO WILL PREPARE MY CLAIM?

The opposite problem of working with too small a team is working with a big firm that farms out their work to third-party contractors. So you can be paying for a prestigious name, but getting freelance service. Make sure that your public insurance adjuster will be personally involved with your claim.

8. CAN I STAY INVOLVED WITH MY CLAIM?

Some public adjusters prefer that their clients not communicate directly with the insurance company. Others are comfortable to share these responsibilities with their clients. There’s no right or wrong answer to this question, but it’s important that you and your adjuster are on the same page here.

9. CAN THEY PROVIDE LOCAL REFERENCES?

The average person may never need a public adjuster’s services or may need them once or twice at most. If their adjuster did a good job, they’re going to remember it. Ask your prospective public adjuster for references. If they’re not prepared to offer any, scratch them off your list.

10. HOW MANY CLAIMS ARE THEY HANDLING?

Sometimes, in the aftermath of a natural disaster, public adjusters can become overwhelmed with claims from a large number of people. In this case, a qualified, competent adjuster may simply be too busy to give your claim the individual attention it deserves.

11. WHAT ARE THEIR ERRORS AND OMISSIONS POLICY?

Errors and Omissions is the insurance industry’s version of malpractice insurance. It ensures that if your public adjuster makes a mistake that costs you money, they’ll be able to compensate you. Every licensed public adjuster should carry a policy. If they’re not willing to share this information with you, tell them to take a hike.

Five Simple Steps To Get Your Home RentReady

Follow these five simple steps to a Rent Ready home. Many property managers and landlords in Florida believe that a quick sweep through the home makes it a rent ready home for a new resident.
But this is not enough as things are not as simple as they may seem. Here are five simple steps to ensure that your home is in tip-top shape and ready for a new occupant:
    Step One: ReKey the Locks
Yes, you must re-key the locks between each New Tenant. Sure, you collected the keys from the the last tenant, but did they make spares? All outside locking doors should be re-keyed between each resident. Additionally, rotate the codes on any garage doors, access gates, exterior property gates, and mailboxes.
    Step Two: Maintenance Assessment
A thorough maintenance assessment is absolutely vital. If you can’t do it yourself, we can send a professional through to assess any items that may need repair. They should evaluate all accessible pipes and electrical functionality, light bulbs and fixtures.
Moreover, they must check on garbage disposals, cabinets, windows and screens, window treatments, heating and cooling devices, doors, etc. Last but not the least, the evaluation should also include checking and replacing furnace filters and batteries in smoke and carbon monoxide detectors. The more detailed evaluation, the better!
Step Three: Major Upgrades or Home Repairs
As we all know, extensive and costly repairs are tricky to complete with a resident in the home. Assess the condition of all flooring materials, paint, countertops, bathtub surrounds, major appliances, roofs, gutters, and chimneys/fireplaces.
If the bathrooms or kitchen is outdated it will certainly lower the RentalValue of your property. Now would be the time to make those changes and evaluate what increase in rent you could obtain for upgrades.
    Step Four: Exterior Clean Up
Don’t just look inside, look outside, too! Haul any debris from the yard, trim the trees, prune the bushes, and cut the grass. A fresh coat of paint on the fence, or a new front door can make a big impact to rental potential. In-expensive lights, a large mirror in a dimly lit hallway are worth invest in enhancing your CurbAppeal!
    Step Five: Professional Cleaning
A clean and neat look to the house makes all the difference in how the home shows and how quickly it rents. Even the best Pembroke Pines tenants don’t often clean well enough.
Hire a professional cleaning service for the job and a truck mounted steam clean service for the carpets and any furniture in need of deep-cleaning. Walk around the house and see if it is the sort of house you would like to rent? And then get busy cleaning!
Getting your house rent ready for the next rotation can be a little more difficult than just taling a quick sweep around the property. RealPropertyManagementPremier can help you get your property in tip-top shape and ready without any hassles.

Water Damage – The most common cause of loss for condo owners

WATER DAMAGE: THE MOST COMMON CAUSE OF LOSS FOR CONDO OWNERS

From burst pipes to appliance leaks, to HVAC malfunctions and more, according to PURE’s claims data, water damage is the number one cause of loss among condo owners. In fact, more than 70% of condo claims reported to PURE have been the result of water damage. Although some instances are out of a condo owner’s control—like a toilet overflow originating from the unit above that allows water to leak through the ceiling to a PURE member’s condo below, or water backup from a building’s rooftop pool—the majority of claims can be prevented by taking proactive steps today to reduce the likelihood of water damage in the future.

Research and analysis conducted by our claims and risk management team uncovered some of the most frequent types of water losses experienced by PURE members and steps you can take to protect your condo and the other valuable belongings within it.

Appliance Malfunction When the water filtration system installed underneath a member’s sink failed overnight, water flowed throughout the kitchen and surrounding rooms for several hours until the member woke up the next morning. Luckily, the building was able to shut off the water and begin immediate remediation to prevent the damage from becoming even more severe but not before the marble tile flooring, kitchen cabinets, wall panels and drywall were extensively impacted. Damage was even caused to the neighbor’s unit below, resulting in more than $100,000 of damage. Home appliances with pipes or other fixtures that feed into a water line—including refrigerators, dish washers, ice makers, washing machines, toilets, HVAC systems and more—have the potential to malfunction, develop blockages or spring leaks that can lead to significant water damage. However, there are a number of inexpensive devices ranging from $50-$200 that can help detect or even prevent such an event from occurring.

To mitigate your risk, consider taking the following steps:

    • Install water leak detection sensors on individual appliances prone to water loss. These devices have the ability to detect and notify you of a water leak. In addition to sounding an alarm, Wi-Fi connected devices can notify you even when you’re away from home by sending an alert to your smartphone.

    • Automatic water shut off devices, go a step further by automatically turning off the water supply when a leak is detected to prevent further damage.

    • Install an HVAC safety switch or float switch on the water pan underneath your unit to automatically stop the system from operating when an overflow is detected. While your unit may have been equipped with a safety switch at the time of installation, older units are less likely to be equipped with these devices.

    • Install a drain pan beneath your washing machine to catch leaks due to washing machine overflow or hose failure. The drain pan, which slides underneath your washing machine and provides the first line of defense against leaks, is connected to a drainpipe to move water away from the area. Because drain pans are typically made of plastic or another composite material that may break or crack over time, it’s important to be observant of the drain pan’s condition and replace it periodically to be adequately protected.

    • Opt for braided metal supply lines. Ensure all appliances that are connecting to a water source are equipped with braided metal hoses which are far more resistant to leaks compared to standard rubber hoses. At about $10 each, this simple and inexpensive step can help to prevent a costly claim.

    • Prevent toilet blockages. To avoid a toilet overflow, consider the types of materials and quantity of products flushed. Note: ‘Flushable’ wipes should not be flushed and put into the sewage system.

Water leaks are one of the leading causes of homeowners’ insurance claims.

    • Leaks can occur on every level of your condominium from the penthouse to the ground floor common areas. Oftentimes they begin at your washing machine, water heater, toilets, sewer/sump pump, refrigerator, dishwasher, sinks, showers, HVAC system, and more insidiously when pipes start leaking in the walls. This makes water damage something most homeowners will experience in their lifetime.
    • Single unit water damage is troublesome enough – in a condominium environment, adjacent units and even units several levels below can be adversely affected.
    • Stopping the flow of water immediately is the key to mitigating the extent of the damage.

Our AKWA Technologies system does this for you automatically 24/7/365 whether you are at home or not, minimizing the damage caused and in many cases preventing the disaster that would follow.

Differentiating Class A, B, and C Office Space

Many of our members take the time to complete projects using the County Codes that are in place, While there are so many companies that cut corners or a Management company that looks at prices we have to ask? How do you Value the Buildings you manage?

We have one of the Top Condo, HOA and Property Management Directories in Florida. Through the many Categories clients can find only the Best of the Best to have their maintenance requests performed on time, up to Code in their buildings and properties from Jacksonville to the Keys.

    Search our Directory

Remember: “Skilled labor isn’t cheap; cheap labor isn’t skilled”. by James Terry of GreenTeam Service Corp.

Office buildings are generally classified into one of three categories: Class A, Class B, or Class C. Standards vary by market, and each category is defined in relation to its counterparts. Building classification allows a user to differentiate buildings and rationalize market data — that said, classification is an art, not a science. While a definitive formula for each class does not exist, the general characteristics are as follows:

    Class A
These buildings represent the newest and highest quality buildings in their market. They are generally the best looking buildings with the best construction, and possess high-quality building infrastructure. Class A buildings also are well located, have good access, and are professionally managed. As a result of this, they attract the highest quality tenants and also command the highest rents.

    Class B
This is the next notch down. Class B buildings are generally a little older, but still have good quality management and tenants. Oftentimes, value-added investors target these buildings as investments since well-located Class B buildings can be returned to their Class A glory through renovations such as facade and common area improvements. Class B buildings should generally not be functionally obsolete and should be well maintained.

    Class C
The lowest classification of office building and space is Class C. These are older buildings and are located in less desirable areas and are often in need of extensive renovation. Architecturally, these buildings are the least desirable, and building infrastructure and technology is outdated. As a result, Class C buildings have the lowest rental rates, take the longest time to lease, and are often targeted as re-development opportunities.

The above is just a general guideline of building classifications. No formal standard exists for classifying a building. Buildings must be viewed in the context of their sub-market; i.e., a Class A building in one neighborhood may not be a Class A building in another.

    OWNER MAINTENANCE CHECKLIST

by Steven J Weil, PhD, EA, LCAM

Over the years, many owners have asked us, “What maintenance duties am I responsible for within my condominium unit?” While every association is unique there are some things that are standard. This list is intended to assist you in understanding what you are responsible for and what you should make sure is done to protect yourself, your unit and your neighbors, for easily prevented but often costly damages that failure to maintain could make you liable for.

    • Change your Air Conditioning filter, monthly is best but never less than quarterly.
    • Sign up with an Air Conditioning company for an annual preventative maintenance plan.
    • Leave the Air Conditioning running when you are away for long periods to prevent mold and mildew. The humidity in South Florida can be a breeding ground for mold and mildew, your Air Conditioning helps lower the humidity in your unit preventing both from growing.  You can turn your thermostat up to 80 degrees so your Air Conditioning runs less but don’t turn it off.
    • Have your hot water tank checked by a licensed plumber to make sure it is not past its useful life. Hot water tanks that are 10 years or older should be replaced before they fail.
    • Inspect plumbing fixtures including toilets, sinks, faucets, drains (check under sinks and in cabinets for leaks to drain and traps) and water supply lines; replace all rusted or worn parts. South Florida water eats away at the fittings inside your toilet tank and faucets allowing water leaks that run up the common water bill costing every owner more in monthly maintenance; water is becoming a precious commodity in South Florida and this means that the cost keeps going up. Failure of any of these can result in damage to not only your unit but the units of your fellow owners as well making you responsible for the cost of putting things back the way they were.
    • Make sure the main water cut-off valve coming into your unit is working by testing it. If it’s not working have it replaced. Be sure to coordinate replacement with the Property Manager.
    • Check hose fittings on washing machines for tightness. Consider changing from the standard rubber style to a flexible metal-covered or “braided” hose. Old laundry hoses have been known to break and cause a flood. It’s best to replace these every 5 years or whenever you see signs of possible failure like bulges or fittings coming loose.
    • Replace old refrigerator ice maker supply lines with new industry standard flexible line.
    • Check caulking around all tubs and showers. Inadequate caulking or cracked caulking can cause leaks.
    • Have the duct for your dryer cleaned at least once each year. Lint-clogged ducts are the cause of many condominium fires.
    • When you’re planning to be away from your unit for longer than a few days, think about turning off your main water supply valve to prevent a flood while you are away.
    • Remember damage cause by failure to maintain your unit is your responsibility and it can be costly.

Doing a little bit of preventive maintenance can protect you, your property and your neighbors.

Unlike our skin or liver, which developed mechanisms to eliminate unwanted pollutants, the lungs didn’t develop an efficient mechanism to remove fine dust particles or block harmful gases from entering the bloodstream. I heard an explanation once that argued that because air pollution wasn’t abundant in the atmosphere until the past few hundred years, evolution didn’t have to “deal” with it (unlike UV or toxins like Benzo(a)pyrene).

    • There are dozens of pollutants and sources of pollution in residential (indoor) spaces, and their concentrations can be tens of times greater than in the ambient (outdoor) air. The composition of pollutants in the home space is varied, from pollutants that are typical of combustion processes such as nitrogen dioxide, pollutants emitted from electronic products such as flame retardants, to radioactive pollutants emitted from the earth (radon). Each of the pollutants has health impacts on humans, anchored in a large scientific base. But the combinations of those pollutants raises the question of whether there are synergistic effects, especially with long term exposure.

    • Many people are not aware of the true quality of the materials and products used in new furniture or carpets they are purchasing. The materials used in these common household goods may emit toxic chemicals into the home environment, increasing indoor air pollution dramatically over a short and long period of time. Even an action that seems trivial, such as cooking or printing, exposes us to dozens of toxic organic compounds and respirable particles. Today there is broad scientific agreement on the connection between the exposure to residential air pollutants and to the appearance of respiratory diseases in children and adults. Therefore, there is a real need to raise awareness of indoor air quality and the technologies to improve it.

    • There are three major strategies for enhancing air quality in the home space.
      1. The first strategy is to prevent or control the formation of contaminants – for example, by reducing processed wood products and carpets in the home.
      2. The second strategy is to ventilate (actively or passively) the home space. However, there are cases where the outdoor air quality is worse than that indoors, or the weather conditions does not permit.
      3. The use of technological products to improve air quality is needed when the first two strategies are not enough. Air-conditioning and systems have great potential for improving air quality at home if we know how to plan and adapt it to existing air purification technologies. In my view, advanced air purification technologies need to be integrated as standard in residential air-conditioning systems.

Indoor air pollution is a concrete problem in both new and old buildings throughout the world. Rachel Carson, in her book, Silent Spring, says, “For the first time in the history of the world, every human being is now subjected to contact with dangerous chemicals, from the moment of conception until death.” This statement summarizes the situation for residential indoor air quality.

We all take risks in everyday life: driving in cars, travelling by airplane, biking to work, crossing a busy street, playing extreme sports, to name a few. However, perhaps more risky to our health is a risk we aren’t even knowingly taking, an that is our exposure to environmental pollutants, which carry various degrees of risk. Among these, there are some risks that cannot be avoided, some which are hard to avoid because they are so ingrained in our daily routines, and there are those that we could avoid, if we only had the knowledge.

In-home air pollution is exactly the kind of health risk that we can avoid and minimize our exposure to, if we have the knowledge and information available. The combination of the three strategies above appears to be the most effective solution for reducing the exposure to these pollutants and the harmful health effects of their exposure.

With many of us at home due to the Pandemic Air Quality is a concern for all.

When it comes to small amounts of mold found in the home, it is possible for homeowners to fix the problem themselves. Check out this article that gives advice on the best products to use!

Mold and mildew love humid, dark and warm places to grow. Unfortunately, the perfect environment is normally in the last place you want it to be – your home. Bathroom’s, kitchens, laundries, bathrooms and even bedrooms can create conditions mould and mildew thrive in. Humidity levels in the home increase whenever we cook, wash, clean and breathe, making good ventilation a must.

But what can you do when you discover mould or mildew taking up residence in your home? Is it really possible to clean mould properly with household cleaning products? Do DIY mold treatments actually work? And what can be done to prevent it from occurring in the first place? Fear not as we’re here to answer all of these questions and more.

Best Ways to Clean Mold in Your Home

When it comes to the best cleaning solutions to remove mold and mildew, the internet is filled with DIY remedies and methods – which aren’t always as safe as what they seem. For small areas of isolated growth, they may provide temporary relief. But in the long-term, professional treatment is the fail-safe way to get rid of it.

Think of DIY treatments as a band-aid placed over a leaking water pipe. They will hold back the flow for a short while, but sooner or later it’s going to drop off, and the problem is going to rear its ugly head yet again.

Some of the more popular household cleaners used to clean mold and mildew include:

    • Hydrogen Peroxide
    • Vinegar
    • Baking soda
    • Bleach
    • Dettol
    • Isopropyl alcohol
    • Microfibre cloths

Once the physical mould growth has been removed, things get a little bit easier to control. While mold itself is actually quite fragile, easily killed by most abrasive and acidic chemicals, these often don’t get to the root of the problem – and it only takes a small area left untreated,  to kickstart another infestation.

If you can stomach the smell of vinegar, it’s probably the safest route to take on your own. Combined with a good quality microfiber cloth, you can agitate the bulk of the problem away. If you don’t have vinegar, a product stocked at your local supermarket  is a good second choice as a mould remover. Avoid dry agitation. Vigorous rubbing can send spores airborne and make it easier for mould to migrate around the home.

    Cleaning Mould on Walls

To clean mold on walls, a 3% hydrogen peroxide solution in a spray bottle will provide a quick fix. While available in higher concentrations, 3% is usually enough to take care of most types of mold. However, you must be careful when using hydrogen peroxide as the fumes released have no odour, and can be hard to tell if you are breathing in a considerable amount of fumes. Hydrogen can be toxic if ingested, inhaled or contacted with the skin, therefore using this as an option should be carefully considered and completed in a well ventilated space.

If you have a vacuum cleaner with a HEPA filter, begin by vacuuming down the walls to remove any loose spores. Then take a spray bottle with the hydrogen peroxide solution and completely saturate the moldy area. Leave it to work for a good 15 minutes and then scrub at it with a Scotch-Brite sponge.

Next, take a damp cloth and wipe down the surface to remove any excess liquid. Finish off with drying the surface with a microfiber cloth. If you have a dehumidifier at home, put it in the room you just cleaned and close the door. This will help to remove any additional moisture.

    Cleaning Mould on Soft Furnishings

The treatment you will use for cleaning mold on soft furnishings all depends on where you find it. If you find mold on a floor rug or carpet, baking soda can help. You can sprinkle it over the affected area, work it in with a hard-bristled brush and then vacuum it up after 2 or 3 hours.

For curtains, sofas and cushions, mix a tablespoon of baking soda with 500ml of water in a spray bottle and give the affected furnishings a generous spraying down. When dry, vacuum down and repeat two more times. If the sofa and cushion covers are removable, put them through the laundry at a high temperature and hang out to air dry.

Mold and mildew can both leave stains behind. Especially on light coloured fabrics. If this is the case, soak them in a one-part household bleach 10 parts cool water bath for 50 minutes. Then run them through the laundry machine on a cool wash and allow to air-dry outdoors. White vinegar can be effective at combating mold and mildew, but its strong odour makes it less than ideal on soft furnishings.

    Cleaning Mould on Wooden Surfaces

Wood can be a tricky surface to take care of – especially if it is porous or untreated. Sometimes, if the item is heavily water damaged, the only real solution is to throw the moldy or mildew ridden wood away. However, this is one area that white vinegar can actually help with. The acidic nature of vinegar makes it effective at combating up to mould growth; but this acid could damage varnished surfaces – so be cautious.

Fill a spray bottle with undiluted white vinegar and liberally spray down the moldy or mildew covered surface. Leave it to sit for a good hour or two so that it can soak in a little and kill any spores in the lower layers. For varnished or treated wood, dilute the vinegar to a 1:3 ratio.

Vigorously brush down the surface with a soft hand brush and then apply one more coating. Open the windows and allow it to dry. You’ll have to put up with the smell of vinegar for a couple of days, after which it will start to fade. If vinegar is too overpowering for you; a cap of bleach or Dettol mixed with a litre of water in a spray bottle will help reduce spores and growth. Avoid mixing chemicals as the reactions can sometimes be worse than the problem itself.

When treating moldy or mildewy areas yourself, select a product that is proven to treat mold effectively. There are plenty of chemical solutions available in supermarkets and stores; but remember, these are quick fixes and not a genuine solution to the problem.

When to Call in the Experts?

If mould or mildew keeps reappearing weeks after cleaning it away, it’s time to discover the root of the problem and have it taken care of properly. Finding the moisture source should be the first priority, and then followed on with a treatment using specialist equipment and solutions.
