Thankfully, we can quickly find and remove the problem and get your drains clear.

If you have a single-family rental property, we recommend having the drains serviced when a tenant moves out, especially if he or she has been there awhile. Cleaning drains early, before there is a problem, prevents disasters later.

Pipes are made to withstand tree roots and keep them out of your drains, but that doesn’t mean they can’t fade over time. Especially if they’re older. Older pipes often have joints that move to create a tiny gap that a tree root can grow into over time.

WATER SUPPLY-PIPING ISSUES?
We can clean and directly apply a semi-structural epoxy barrier coating to restore existing supply risers, chiller/HVAC lines and in some cases/places even fire-suppression systems. Unlike the past methods/processes that relied on pressurized air to force epoxy in and throughout a buildings piping (which rarely ever provided good results), Our process directly applies barrier coatings to each specific section of pipe and through micro-cameras, we continually monitor each applications thickness, consistency and cure. Hoses from the epoxy pump/milling machine are attached to the drive cable and brush head which allows epoxy to seep out of hallow bristles as it spins. The system is guided through the pipe while epoxy is being heated and applied thus providing a smooth seamless coating that cures within 2 hours. The picture below highlights one of our more recent projects in South Florida where we rehabilitated 100’s of feet of Vertical Water –supply piping in a high-rise Condominium.

THERE ARE THINGS TO STILL BE THANKFUL FOR

I wrote this blog last year.  I’m using it again because for many of us, and perhaps almost all of us, we are in the middle of the most difficult year of our lives. Nobody could have predicted the disaster that has been 2020 on a world-wide scale.  So –I’m running the column again, hoping to challenge all of us into thinking about the positives that still remain in our lives and I’m hoping that your words of inspiration help inspire and cheer up all of us.

 

In three days from now we are supposed to sit around the table stuffing turkey down our throats while reflecting on all the things we should be thankful for.  The easy ones are family and good health.  Some might also be thankful for a new job, new car, new spouse or even new body part(s).  How many of you however would be thankful for the community and home you live in?

Week after week, throughout the year, many of you write in complaining that there isn’t much to be thankful for in your community.  While you may be sincere in your belief you’re your community is worse than North Korea and that your association should be named after Alcatraz, I also believe that if given enough time to think about it and come up with an answer, you can come up with at least one thing to be thankful for about the community you live in.

So, in the spirit of the Thanksgiving holiday, I am politely asking you to dig down, way down.  Keep going.  A little more…….and find something to be thankful for in your community.  Perhaps you’re only thankful that someone other than yourself is crazy enough to serve on your Board.  Maybe you’re thankful for a wonderful neighbor you have.  Perhaps you’re thankful about the wonderful amenities your association has to offer, like the clubhouse and the swimming pool.  Maybe, just maybe you’re thankful for the good work your Board is doing.

Today, you must come up with something nice to say.  It’s easy to participate when the topic allows you to attack.  Today, I’m asking you to work harder and say a few nice words about your community, your neighbors or dare I say it…….your Board.

To all of our wonderful blog readers and your families, I wish you a happy and healthy Thanksgiving holiday.  Now….Be nice.

Is a Specialized Collections Company Right for Your Association?

Is your Condo or HOA tired of paying lawyers thousands of dollars to recover hundreds of dollars, less, or even nothing. Well, it’s time to think out of the box and let professional collectors recover that money for you.

In good times or bad times, community associations (Condos and HOAs) will experience some level of delinquencies that affect the entire association. As a not for profit business your association depends on timely payments every pay period to maintain services to members of the association.  Failure to effectively act on a delinquent account does a disservice to the community and to the delinquent member as well.  By allowing a member to sink deeper and deeper in debt, the association only makes it more difficult for them to remedy their problem.  Engaging a Legal Process (sending the file to your community association attorney) the association may just be incurring additional expenses that eventually will be paid for by the good-paying owners.

Often HOA boards of directors are reluctant to migrate their delinquencies to collection agencies from their community association attorney. This article looks at the key benefits and concerns regarding collection agencies for community associations, examines the current state of collections, and helps associations understand why a specialized collection agency for community associations offers tremendous opportunity to collect their money at very no cost and no risk.

 

The Promise of a Specialized Collections Company

Almost every community association looks towards their community association attorney to manage their delinquencies. Yet community association attorneys are not prepared to do the work necessary to effectuate collections (outbound callscredit reportingskip tracing, dedicated inbound call center), and the costs are usually beyond what they recover.  Collection agencies have traditionally been performance-based and will collect their fees and costs only upon a successful collection event.  Collection agencies are concerned with only one aspect of business and that is the successful and cost-effective recovery of maintenance fees and other charges that may appear on the ledger (fines & violations, special assessments).

Operational Excellence and Reporting

The most important feature of an enterprise-level collections solution is its ability to communicate with delinquent owners.  Both inbound calls and outbound calls must be managed by highly trained and accredited specialists. When seeking out a collections company for your HOA ask if there is a dedicated portal for delinquent owners to resolve their issues. Boards of Directors and their management companies need to have access to clear and legible reporting.  Payment applications must be handled according to governing documents and state statutes. Strict compliance with Federal and State consumer rules and regulations is imperative.

Cost Savings

Community Association law firms require payment regardless of the outcome of the file. These costs often are beyond the amounts recovered.  Collection Agencies are merit-based and are only paid upon a successful collection effort.  In the specialized field of collections for community associations boards of directors should not, and in some cases, cannot allow any portion of their maintenance fees to be allocated as boards must be faithful to their association’s budget.  Fees and costs of collections should be charged and passed through to delinquent owners, and in the case of an unsuccessful collection effort these fees should not become the burden of the association (including costs for filing a lien)

 

Concerns Regarding Collection Agencies

It’s easy to see why these key features are the motivators for moving your collections to a specialized collections company and away from a community association attorney.  Yet, many boards of directors are reluctant to change what they have traditionally done in the past, and of course, they will be advised by their own counsel not to remove a collection file from their firms.

FDCPA, TCPA, & FCRA Compliance

Any vendor who performs services for a community association must have the proper insurance to protect the association from liability.  Violations of consumer protection laws should be a great concern.

  • Know and be in compliant with Federal and State Regulations.
  • Report delinquencies to credit bureaus in compliance with the FCRA.
  • Ensure all telephone calls are following TCPA regulations.

A community association must perform their due diligence and be sure that their collection agency is not only bonded but properly insured.  Associations should also be concerned that the customer service representatives of the collection agency are professionally trained and have designations from collection industry trade organizations such as ACA (The Association of Credit and Collection Professionals).

Statutes & Governing Documents (CC&Rs)

Of significant concern to community associations should be a collection agency’s adherence to governing documents and state statutes that relate to condos and HOAs.  Payment application, timelines, statutory compliance to the lien process, and notification are of paramount concern to community associations, especially regarding collections.  Zero defect execution of the collections process must be the standard practice. Collection agencies need to:

  • Perform flawless underwriting of each ledger.
  • Verify property ownership.
  • Impeccably review governing documents and by-laws and understand the state statutes where they are doing collections.

 

Conclusion

With increased scrutiny of the collection industry, it is more important than ever for community associations to engage the right company with the most sophisticated technology that can support their missions.  They should:

  • Compare and document standards, guarantees, and performance levels to ensure that prospective collection agencies are truly best-in-class solution providers.
  • Ask for collection agency references and connect with these references to get a true feel for the providers’ service, product and

It is also imperative that community associations increase efficiency, transparency, and reporting to members of the community.  Collection Agencies that specialize in working with community associations are the best way to go.  The right collection agency just makes sense for communities – Do not allow delinquencies to erode your community.

The public observance of Fire Prevention Week. In 1925, President Calvin Coolidge proclaimed Fire Prevention Week a national observance, making it the longest-running public health observance in our country. During Fire Prevention Week, children, adults, and teachers learn how to stay safe in case of a fire. Firefighters provide lifesaving public education in an effort to drastically decrease casualties caused by fires.

Fire Prevention Week is observed each year during the week of October 9th in commemoration of the Great Chicago Fire, which began on October 8, 1871, and caused devastating damage. This horrific conflagration killed more than 250 people, left 100,000 homeless, destroyed more than 17,400 structures, and burned more than 2,000 acres of land.

During the COVID-19 crisis, recent news reports have shown a correlation between stay-at-home mandates and an increase in home cooking fires. The NFPA and HFSC say this trend emphasizes the importance of the need to educate about fire safety, the organizations said in a press release.

The organizations noted that fire sprinklers can help eliminate home fire deaths, but that legislative barriers and a general unawareness of the technology have prevented its use in new homes.

The Fire Sprinkler Initiative, a project of the NFPA and the HFSC, is co-hosting Home Fire Sprinkler Week, a North America-wide virtual effort to show the value of home fire sprinklers from May 17-23.

“Previously, public demonstrations to show the speed of home fires and the powerful protection of home fire sprinklers were the centerpiece of this week, attracting large crowds all over the country,” NFPA Vice President of Outreach and Advocacy and HFSC President Lorraine Carli said in a statement. “But life is very different today with the fire service at the front lines of the COVID-19 pandemic. And as public gatherings are inadvisable, this year we are acknowledging social distancing and simplifying fire service participation by providing a varied digital platform to flood the Internet with facts and messages of life safety.”

Throughout the week, fire departments and other public safety advocates across the U.S. can access digital content at the Home Fire Sprinkler Week Website and encourage their audiences to read and share daily messaging. The NFPA and HFSC will post home fire sprinkler videos, graphics and other information on their websites, through social media and via local news outlets.

*Each year, home fires cause eight of every 10 fire deaths and seven of 10 fire injuries, according to the NFPA, and fire sprinklers are proven to keep home fires small, preventing injuries, deaths and limiting property damage.

We use information you send to us, from your website and what you post on your Social Media Pages.

We use this information and share to keep our industry professionals up to date with sfpma news and members, using social media, our blog and Direct Emails to clients. We want you to be seen by clients all over Florida.

How do you use marketing for your business?

First you have to think about who your audience is along with what you are posting to that targeted audience? – Then think about your effectiveness and reaching clients with your own company marketing efforts. Ask yourself have those goals been met? – When we share about your company, We target the people that are making the decisions.

Our Marketing Team at SFPMA are always available to help your company with a marketing plan. Let us know what sales you may be running for that month, we can help by informing the industry. Let SFPMA spread this through our network of Board Members, Property Managers and Industry Professionals.

 

 Many of our members know if we don’t get an Article, or see Company News in our in box, We go to their Websites and look at posts on Social Media. It is important to us to Share about our Members.

Members can send us company Articles, Sales and Products, Events, and Company News.  As a member you can find these on the Members Portal – Log In and find the pages and forms you can use to keep us informed. 
 
  • We bring industry professionals to our website, they view the Florida directory finding members pages, Its us to you to keep this information fresh.
  • Write Articles, we will repost these on our blog and send these to our social media pages and grups.
  • When you have Events, Classes, Seminars or Webinars we want to know? These are added to our upcoming events calendar where our industry gets events from each month.
  • The new area for Sales & Products has been added and embedded into our directory, as clients search for member companies they will find member sales for each category a great way for clients to save money and select a member via a sale!
  • Advertise: in our Magazine or on our Website Pages, members can have banners linked to their websites placed for all clients and visitors see and interact with.

By keeping clients informed of what your company is doing you are on their mind.  They will learn more about you, helping them make an informed decision when hiring!

Many of these marketing services are part of your membership, others like Advertising on our website ( take out banners on many pages ), Taking out Ads in our Publication ( Florida Rising Magazine), do require a fee.
